White Star Real Estate has a unique combination of local expertise and internationally trained regional managers. Our teams ensure consistent and quality care across all properties and we work with owners and investors in all major Central and Eastern European markets.


Our offices are located in our Elektrownia Powiśle development, in the heart of Warsaw. Operating since 1997, our team has completed 468,000 m2 of developments, and have 46,000 m2 under construction as of 2019. Our property management team in Poland is overseeing the operations of over 800,000 m2 , with 1400+ tenants (of which 800 are residential units), in 65 buildings, within 34 properties.

Czech Republic & Slovakia

Our Prague office is located in The Park, the first of our campus style office park developments, with second office in Brno to support our activities in the east. Active in the Czech Republic since 1997 and in Slovakia since 1999, our team has developed over 430,000 m2 of class A office, industrial and retail projects. The Czech office is managing over 470,000 m2, with 200 tenants, in 33 buildings within 24 properties.​


Our Budapest office is located in district XII, in the central part of Buda. We have been present in Hungary since 1998, and have developed over 300,000 m2 of class A office, industrial and retail properties. Our ongoing developments include Eötvös12 and Park22. The Hungarian office currently manages about 300,000 m2, with 300+ tenants, in 21 buildings, within 15 properties.


We are present in Romania since 2006, with our main office located in Bucharest’s northern business district and a second office in Cluj-Napoca. Our team developed Lakeview, a 25,000 m2 class A office building, and currently have 45,000 m2 under construction. Our Romanian team manages over 50,000 m2 of office properties, with 65 tenants, in 7 buildings, within 4 properties.

Brian Patterson


Brian Patterson
We believe in quality through the entire value creation process – quality of design, quality of specifications, quality of leasing income and quality of management and customer service. While there may be meaningful additional cost, quality can maximize value for investors who agree with this philosophy and quality protects the downside in suboptimal markets.

Brian was part of the core team which founded White Star Real Estate in 1997, establishing the office in Poland, then later serving as Managing Partner of White Star Real Estate Russia, and White Star Real Estate Europe. Brian, a native of the United States, came to Poland in 1992 and led the development of two of Poland’s first modern commercial projects following its transition to a free-market economy — the Warsaw Distribution Center and the Diamond Business Park.

During this time, Brian’s entrepreneurial activities reached beyond the development field: he co-founded Archive Management Solutions with business partner Tom Keller, which was later sold to Iron Mountain, the world leader of the records management industry.

Since White Star Real Estate’s founding, Brian has led the company in amassing a diverse development portfolio of over 50 properties and 2.5 million m2. In recognition of his contribution to the real estate development field, Brian was presented a Lifetime Achievement Award at the 2013 Central & Eastern European Quality Awards in Warsaw, Poland. Brian is a graduate of Stanford Business School in California (USA).


Peter Huntley

We specialize in all phases of property development, asset management, leasing and property management, which allows us to continue to deliver outstanding results to our industry partners.

Peter joined White Star Real Estate (“WSRE”) as Chief Executive in 2015 on the management buy-out of the business from AIG/Lincoln, having been based in London since 1989, working for a number of publicly listed companies, including at CEO and Board levels.

Prior to joining WSRE, Peter was a member of the Executive management team at Acelity, a $2bn revenue healthcare company. As President, Emerging Markets, his responsibilities covered the Asian, Middle East, African and Central and South American markets. From 2008 to 2012, he was CEO of Corin Group plc, a London Stock Exchange listed Orthopedic Implants company. Peter previously spent nine years as a member of the Executive Committee of Smith & Nephew plc, a London listed healthcare company, with responsibility for Global Strategy and M&A and latterly International Sales. Prior to that, he was Business Development Director and a Board Member of Matthew Clark plc, a London listed Alcoholic Drinks company, building sales from $40m to $1bn

Peter previously worked with Brian Patterson in operating the Iron Mountain EES business in Russia, Ukraine and Denmark from 2013 to 2014, including leading the successful disposal of the business. Peter graduated from Stanford Business School in 1989, as an Arjay Miller scholar (top 10% of class). He previously qualified as a Chartered Accountant in 1985.


Steven Tichy

Experience is fundamental in forming solid management strategies ... but it is our dedication to the simple principles of honesty, and taking ownership of decisions, that are the key of delivering our clients with value growth while minimizing risks.

Steve has been with White Star Real Estate since 1999 and has over 2 decades of professional experience in the fields of real estate, finance, accounting, and information systems. Throughout his career with White Star Real Estate he has played a key role in managing the process of concluding major real estate transactions (sales and purchases), and driving the continued growth and development of the company’s property management activities.

Prior to joining White Star Real Estate in 1999, he worked for over six years in the public accounting sector with experience ranging from audit, due diligence, and tax advisory services, to implementation of accounting IT systems.

Steve holds a BA degree from the University of Nebraska – Lincoln, plus an MBA degree from the University of Pittsburgh (USA).


Neil Veitch

Our experience in the construction management of tenant fit-out works and the seamless integration of this service with our property management service has proven to be of huge value to our clients.

Neil has more than 25 years of experience in the real estate and construction industries and has frequently led projects simultaneously in multiple countries. Having lived and worked in seven different countries, and managed projects in places as far reaching as Moscow, Mumbai, Bucharest, Odessa, Warsaw, Berlin, and Bangalore, Neil has the experience to navigate diverse cultures and management approaches.

He has directly managed or been involved with the development of more than 80 major development projects and hundreds of small-phase projects, helping him develop an unsurpassed expertise in contract negotiation, value engineering, and budget and quality control.

In addition to his nearly 15 years with White Star Real Estate, Neil has worked in several renowned firms, including Goldman Sachs. Neil holds a BSc in Quantity Surveying from Napier University Edinburgh (UK) and is a Member of the Royal Institution of Chartered Surveyors.


Bartosz Szewczyk

White Star Real Estate team is one of the most experienced on the market in Eastern Europe. We create the highest quality and unique projects in all sectors of real estate development, which are known for their long term value

Bartosz has been working in real estate development across Eastern Europe and in Russia since 1998, when he joined AIG/Lincoln Polska to run the logistics division and develop the first institutional grade industrial projects in Poland under the “Diamond Business Parks” brand. He has also been involved in the office and retail developments of AIG/Lincoln Polska. Subsequently, Bartosz moved to Russia, where he served as a country partner and co-head of operations responsible for the company’s development, leasing and asset management efforts.

In this role he worked on two landmark office projects in downtown Moscow totaling c. 140,000 sqm of office and 10,000 sqm of retail space. Bartosz obtained an M.S. in Economic from the Warsaw School of Economics University in 1996.

Bartosz Prytuła joined WSRE in 2005 as Investment Manager, being responsible for sourcing, evaluating and executing third party debt financing, as well as equity procurement. Over the years Bartek assumed increasing levels of responsibility and became a Managing Partner.

Prior to joining WSRE, Bartek spent 4 years at Morgan Keegan, where he worked in the investment banking division. He graduated magna cum laude from Washington College (MA) with a B.A. in Economics and Business Administration.

Emilian Bălan

My focus is the quality of our services and the goal of always doing more than is expected, which can only be achieved by acting with due care, competence, professional behavior, transparency, and effectiveness.

Emilian manages the corporate-level activities for White Star Real Estate Romania, which includes finance and accounting, administrative, controlling, tax and legal compliance, and business operation activities. Prior to joining White Star Real Estate in 2008, Emilian worked for 15 years in the financial, reporting, and consulting sectors.

He held positions with international companies such as Ernst & Young, PricewaterhouseCoopers, JTI, and OMV. He is familiar with the construction, tobacco, oil exploration, processing and distribution industries. Emilian has developed significant exposure to the international business community through his membership in the Association of Chartered Certified Accountants (UK).

Emilian’s educational credentials include a BA and an MSc in Finance and Accounting from the Academy of Economic Studies in Bucharest.

Roland joined White Star Real Estate in 2017 as the Acquisition and Development Partner for the Czech Republic and Slovakia, and in 2019 was promoted to the role of Country Partner. Roland has been active in real estate sector throughout Central and Eastern Europe since 2005, previously working for CBRE Global Investors (formerly ING Real Estate IM) where he ran operations, transactions and finance in various countries of the region.

Dmitriy Dubrovsky

Dmitriy was born in Kyiv, Ukraine and moved to the US in high school. He has spent all of his professional career working across California, Florida, Texas and various South American countries, focusing primarily on global corporate real estate and development of industrial, logistics, office and mixed-use projects.

Dmitriy was involved in creating a master plan for a new ExxonMobil campus consisting of more than 20 buildings and totaling 370,000 sqm and later developed an additional 45,000 sqm of office space for the company. He oversaw development of over 30 speculative and built-to-suit industrial and logistics projects for clients such as CBRE, ExxonMobil, Amazon and various 3PL companies totaling over 400,000 sqm.

With the massive reconstruction effort that will be needed after the war in Ukraine, Dmitriy is excited to use his knowledge, paired with White Star's track record of excellence, to help lead a rebuild of the country.

Social Entrepreneurism


At White Star Education Foundation, we support non-profit social innovators with an emphasis on free digital educational resources for K-12 and university students in Poland and abroad.

We believe that education is the driving force for social progress. It takes a collective approach to initiate any social change. We seek like-minded social entrepreneurs to join forces and take the things to another level for education of young people. Their future is happening now.

The social initiatives we support:

Katalyst Education is a non-profit social initiative incubator that supports the use of digital resources among Polish K–12 students. The Foundation created and operates Pi-stacja - an online channel with short video tutorials - and Career Map - Poland’s #1 free comprehensive set of effective career guidance tools. Katalyst Education is a public benefit organization (OPP).

OpenStax Poland is an affiliate of OpenStax, a Rice owned non-profit organization which provides free on-line textbooks and is creating products to revolutionize education. The foundation has already published four volumes covering Physics and Psychology, totaling 3.7K+ pages and 4.5K+ exercises. The goal is to create a complete library of free high-quality peer-reviewed online academic textbooks in Polish.

Katalyst Engineering developed and operates "Gotta Get Engineering" program that teaches engineering concepts to students in Polish primary schools using an innovative, interactive curriculum and industrial engineering tools (3D printers) during regular classes. The goal is to increase interest in STEM subjects and careers by demonstrating the joy of engineering through hands-on design and experiments.

Friends of Children's Hospitals in Warsaw Foundation has raised over 25M PLN since 1993 to modernize pediatric wards and buy revolutionary state-of-the-art equipment.

“I MY” Foundation is a non-profit organization from Soběslav, in the Czech Republic, which cares for mentally and physically disabled children and their families.
